Suspension – hiding the Listing
Suspending a Listing means that Airbnb temporarily hides your Listing from search – meaning guests can’t find or book it, even if the channel manager connection is working properly.
Your Listing may be technically active and properly connected, but it simply isn’t visible and searchable on Airbnb.
Therefore, we recommend that you regularly check its visibility directly on Airbnb and respond promptly to any requests for adjustments, whether from AirBnb or Previo.
What happens when Listing suspend:
– The Listing is not publicly visible on Airbnb, meaning guests cannot find it or make a reservation.
– The calendar still syncs (e.g., via Previo), but Airbnb has blocked the Listing from being published.
– Airbnb usually sends an email notification regarding the suspension.
When can a suspension occur?
Airbnb may temporarily suspend a listing for various reasons, including:
1) HIGH_SAC_REJECTIONS
This reason indicates that Airbnb repeatedly rejects guests’ attempts to make a reservation because there is a mismatch in availability between Airbnb and the Previo system. This most often occurs in a situation where the date is marked as available in Airbnb, but the price list is not filled out in Previo or the season is not set. The date is therefore considered unavailable in Previo.
In such a case, if the guest tries to make a reservation, Previo rejects the request with the information that the capacity is not free. Airbnb then evaluates this repeated situation as an availability mismatch between the systems.
In connection with the HIGH_SAC_REJECTIONS suspension reason, the so-called Availability Check plays an important role, i.e. the availability check that Airbnb performs to verify whether the Listing can actually be booked.
These checks are performed in two ways:
* Reservation Availability Check: A real-time availability check that is triggered by a guest when they attempt to make a reservation (or pre-book).
- Airbnb sends a query to Previo with information about the requested dates.
- If Previo is missing a price or the date is marked as unavailable, Previo responds that the reservation cannot be created.
- Repeatedly rejecting these requests may result in a HIGH_SAC_REJECTIONS reason.
* Precheck Availability Check: A regular, automated check by Airbnb (not initiated by the guest) to determine if the Listing is bookable.
- Airbnb uses this to verify data consistency between their system and the connected channel manager (Previo).
- If discrepancies are repeatedly found (e.g. Airbnb sees an available date but Previo returns “unavailable”), the listing may be automatically suspended.
Solution:
- Fill out your price list in Previo – make sure you have a price list filled out in Previo for at least 12 months in advance.
- Close dates without prices in the price list – if you don’t have a price list ready for the future period yet, close these dates in Previo using the “Stopsel” room status. This will prevent Airbnb from showing them as available.
- Set your availability window in Airbnb – In Airbnb settings, you can limit how many months in advance your Listing should be displayed (e.g. 6 or 12 months). This will avoid a situation where Airbnb offers dates that are not yet ready for sale, see.
After entering your prices in Previo or closing dates without prices (for example, by using the Stopsel status), and after several successful availability checks, Airbnb usually automatically unblocks the listing within a few days.
2) QUALITY Suspension
Listing suspension based on violations of Airbnb’s basic rules for hosts, such as:
Positive review ratings – maintain high ratings
Reservation commitment – low cancellation rates for confirmed reservations by the host
Timely communication – respond to guest inquiries in a timely manner and be available
Listing Accuracy – location, amenities, house rules, etc.
Listing Cleanliness – maintain a high standard of cleanliness, ensure housekeeping
3) USER suspension (Account suspension)

What to do if you are suspended due to listing quality?
- Check your email or Airbnb profile (Listing Issues section).
- If there are no obvious errors, contact Airbnb support for clarification.
- Edit the Listing according to Airbnb’s requirements – add information, etc.
- After correction, the Listing can be reactivated automatically or manually (by Airbnb).
ATTENTION!
In exceptional cases, Airbnb may disconnect a specific Listing, or even the entire host profile, from the channel manager due to repeated synchronization problems or a long-term suspension.
